Access Statement For No678 Guest Accommodation

Introduction

We aim to cater for the needs of all guests in our four bedroom purposely built self contained guest accommodation. The following statement is a summary of our provision. Should you have any specific questions please feel free to contact us and we will endeavour to help.

Pre-Arrival

• There is a bus stop opposite our front gates and there is a frequent bus service
• There is a local taxi service that has accessible taxis if required, we can make a booking for you
• Brochures and menus can be provided in large print by prior arrangement
• We have a website
• You can contact us via phone, text, fax, or email (details below)

Arrival & Car Parking Facilities

• On arrival to the property there are double entrance gates, these are open 24 hours when the building is operating
• No marked parking bays but there is ample room for all cars
• The surface is level, flat and concrete, there is a small ramp leading to the front door
• We can assist guests with luggage

There is no need to pre-book parking

Upon arrival please press the clearly marked bell “for attention”

Public Transport/facilities

No 483 Bus running from Bury to Burnley stops immediately outside the premises which operates seven days. Monday – Friday the bus runs every 30 mins.

Saturday – Sunday the bus runs every hour

The nearest train station is Burnley – approx six miles away

The nearest town is Rawtenstall – approx 2 miles

The nearest shop, the local grocer/convenience store is 300 metres away

Main Entrance & Reception

• The front door is approached via a ramp leading to a 7cm step
• The front door is always locked however one of the staff will always be available to answer the door and greet

guests upon their arrival
• The door is 81cm wide
• On entry there is a reception area 2.7 by 3.7 metres
• The reception area has a slate tile floor
• There is a public WC in the reception area with a slate tile floor

Public Areas - General (Internal)

• The breakfast room/lounge is fully carpeted, well lit and measures 7.32 metres by 3.65 metres.
• All rooms have a good colour contrast
• The covering on stairs and upstairs landing is short pile carpet
• The breakfast room/lounge is on the ground floor
• There are 4 stairs to a landing followed by a further 5 stairs to a landing followed by a further 4 stairs to the

main first floor landing from which there is access to each bedroom
• The stairs are 18cm high, 24cm deep, 85cm wide
• All rooms have wi-fi internet connection
• Lever handle taps are fitted to all guest and public washbasins

Public Areas - WC

• Bedrooms are en suite and there is also a public WC in reception

Dining Room

• Breakfast is served in the breakfast room on the ground floor. There are no steps
• Furniture is flexible and can be moved on request
• Tables have underspace of 79cm high, are 76cm square and height of 81cm (centre leg only)
• Menus are provided in large print
• During breakfast either background radio/music or tv can be played upon request
• A three seater and two seater leather suite is available in the lounge together with 32" flat screen tv and

coffee table

• Patio doors lead from the lounge onto the rear decking where an awning and round metal, tiled patio tables

and matching chairs are provided

Conference & Meeting Rooms, Banqueting, Clubs, Entertainment

• A meeting room seating a maximum of 10 people can be provided by prior arrangement. The meeting room will be accommodated in the lounge area where tables with central legs have been designed to sit together to establish one large meeting table if required.

• Four steps lead down from the decking onto the grassed garden
• The garden leads to the banks of Whitewell Brook

• An abundance of country walks are available within just 200 yards
• Within a five mile radius walking, ski-ing, horseriding, cycling, watersports are all available
• Provision will be made for guide dogs

The property is clearly signed from the outside. There is a large sign on the front of the building and also a sign hanging from a post in the garden. The sign displays a contact telephone number
